Parker's River Beach and South Yarmouth: A Walk-to-the-Beach Guide

If you ask us where to spend a lazy family beach day in Yarmouth, Parker's River Beach is usually the first answer. It sits on Nantucket Sound off South Shore Drive in South Yarmouth, so the water is calmer and warmer than on the Cape's ocean side. There's room for little kids to splash, a playground for when they're done with the sand, and a snack bar so nobody has to go back to the car for lunch. Here's what we tell our guests, based on what the Town of Yarmouth publishes for 2026.

Why Parker's River Beach is a great family beach

Parker's River is a south-side beach, which on Cape Cod usually means gentler waves and warmer water by midsummer. The sand is wide, the jetties give kids something to explore, and the view runs straight out across Nantucket Sound. It's one of Yarmouth's more popular beaches, so on a hot July Saturday it gets busy. If you're staying close enough to walk, that matters less, because you aren't hunting for a parking space.

What's at the beach

The Town of Yarmouth lists these amenities at Parker's River Beach:

  • Playground
  • Seasonal bathhouse and an outdoor shower
  • Food concession
  • Gazebo, which hosts summer evening concerts
  • Concrete walkway along the seawall
  • Parking lot, accessible for people with disabilities

The seawall walk is a nice option for grandparents or anyone with a stroller who wants the view without trudging through soft sand. Concession hours and the concert schedule change each summer, so check the town's site or posted signs before you count on them.

Parking and beach stickers (2026)

Yarmouth charges for parking at its public beaches in season. For 2026, the town lists:

  • Daily parking: $25
  • Weekly sticker: $100
  • Non-resident seasonal sticker: $250

The town says sticker enforcement starts May 23, 2026, and that daily, weekly and non-resident seasonal stickers are sold at the beach, not at Town Hall. Visitors generally don't qualify for resident stickers. If you're staying a full week and plan to drive to more than one Yarmouth beach, the weekly sticker usually pays for itself by the fourth day. If you're walking to Parker's River from your rental, you may not need a sticker at all. Older guides still show lower prices, so trust the town's page over anything you read elsewhere, including this post.

Bringing the dog

Like most Cape town beaches, Parker's River is mostly a shoulder-season and off-season spot for dogs. Dogs aren't allowed in summer. We covered the details for this area, including where you can take your dog in July, in our dog-friendly beaches guide for Hyannis and Yarmouth, so start there before you pack the leash.

Beyond the beach: mini golf and Route 28 fun

South Yarmouth sits right on Route 28, the Cape's classic strip of mini golf courses, ice cream stands and clam shacks. On a cloudy afternoon, or after dinner when the kids still have energy, a round of mini golf is a Yarmouth tradition. There are several courses within a short drive of Parker's River. Bass River, just east of the beach, is good for kayaking and paddleboarding on calm days.

If you'd rather skip the drive altogether, The Beach Hut has its own mini golf in the yard (more on that below).

Where to stay: The Beach Hut

The Beach Hut is our South Yarmouth cottage, within walking distance of Parker's River Beach. It has three bedrooms and sleeps up to 8, so it works well for a family with grandparents or two small families sharing a week. A few things guests tell us they love:

  • Walk to the beach. Pack a wagon, leave the car parked, and skip the parking lot.
  • Pets welcome. Bring the dog (see our dog beach guide for summer rules).
  • Fenced yard. Kids and dogs can be outside while you get dinner going.
  • Mini golf on-site. A built-in rainy-afternoon plan.
  • EV charger. Handy if you drove down in an electric car.

When you book directly with us, you're talking to the people who actually look after the house, and you skip the extra booking-site fees. Check dates for The Beach Hut, or browse everything we have in South Yarmouth.

Also nearby: if you want to be closer to Hyannis Harbor and the island ferries, our Blue Tide, Coral Coast and Twin cottages are in Hyannis, about a 15-minute drive west.

Tips for a smooth beach week

  • Go early or late. Mornings before 10 and late afternoons are calmer, and the evening light on the Sound is worth it.
  • Bring a beach wagon. If you're walking from the cottage, it's the easiest way to carry chairs, a cooler and the kids' gear.
  • Check tides. Calm south-side water still changes with the tide. Low tide gives little kids more shallow water to play in.
  • Buy the weekly sticker only if you'll drive. If you're mostly walking to Parker's River, you might only need daily parking for a trip to another beach.
  • Plan one rainy-day activity. Mini golf, ice cream on Route 28, or a drive to Hyannis.
